Meeting Minutes

February 29, 2016

The meeting was called to order by Chairman Leah Black at 7:00pm on Monday, February 29, 2016.  The purpose of this meeting is to hear, review and vote on a requested variance for a garage at 2476 SR 752, Ashville, Ohio 43103.  Richard Wright, homeowner, is requesting the variance.

Present were:  Leah Black, Peggy Egbert, Frank Miles, Kenny Cookson, Debi Hulse and Doug Czako.  Buck Spangler was absent.  Also, present were visitors:  Richard Wright and Melissa Wilkinson , Kevin Clausen from CCB LLC Design Builders, and Ralph Nelson, neighbor of Richard Wright and Melissa Wilkinson.

Debi read the Legal Notice which appeared in the Circleville Herald and the Letter from CCB Design Builders asking for the variance.  Doug read and told about the need for a variance on this property.

Richard Wright, homeowner, stated why he needs the garage, where it would be built and why the garage needs to be built where he is requesting.  The garage will house a truck and boat as well as personal property.  There is a well and septic system that need to be designed around. 

Kevin Clausen stated that when designing the garage, he needed to stay away from the Septic system, well and underground lines.  The only place it can be built is where they are proposing. 

Further discussion:  Mr. Wright has 12 feet between the well casing and his house.  This is where the driveway will be. (Between the house and the well casing.)  He needs enough room to back the boat and truck and be able to turn to get the boat into the garage.  These details were taken into consideration when deciding where to place the proposed garage.

Ralph Nelson, neighbor next door, has no problem with the building 5 feet from the property line.  He stated that he would rather see the personal property house in a garage instead of being kept outside.  It was much neater and appealing to have it in a garage. 

Doug concluded the discussion by stating that the property is small.  It was built before the present Zoning Codes.  No neighbors had called to ask questions or to say anything about the variance. 

Frank moved to accept the variance.  Kenny seconded the motion.  Voting was held:

          Frank           Yes

          Kenny           Yes

          Peggy           Yes

          Leah             Yes

Motion was accepted:  The Board approved the variance to build the garage as requested.

Peggy moved to adjourn the meeting.  2nd by Frank.  The meeting was adjourned.

The next meeting will be Monday, March 28, 2016 at 7:00pm.  This meeting will be to hear a Variance for property located at 2461 Weigand Road.
